Project Manager
Position Summary
The Project Manager at Dream Team Finishes owns the full lifecycle of painting and specialty finishes projects — from pre-construction coordination and submittals through final punch completion and project closeout. This is the role that sits between the CEO's vision and the foreman's execution. The PM is the one who makes everything connect.
The PM is the primary relationship owner with General Contractors and owners. They drive schedule and budget performance across a concurrent portfolio of 3 to 8 active projects ranging from $150K to $2.5M in contract value. They are the key accountability link between what was promised and what was delivered — every single time.
Core Identity: You are the GC's most reliable call. You own the outcome, you don't just manage the process.
Key Responsibilities
Manage a concurrent portfolio of 3 to 8 commercial and hospitality finishes projects ranging from $150K to $2.5M
Lead pre-construction: scope review, submittal coordination, estimating input, and schedule development
Serve as the primary point of contact for General Contractors and owners — own the relationship from award through closeout
Coordinate daily with field foremen on sequencing, crew deployment, material staging, and access readiness
Produce and distribute weekly project management reports to CEO — on time, every Friday, no exceptions
Drive RFI, submittal, and change order processes to resolution — document everything, let nothing sit
Conduct regular jobsite visits; attend OAC meetings and represent Dream Team professionally
Track project financials against approved budget; flag cost overruns or margin risk to CEO immediately
Manage punch list completion and project closeout; ensure final billing is submitted and collected in full
Support business development by deepening GC relationships and identifying repeat opportunities
Manage subcontractor and specialty vendor relationships on assigned projects as required

Qualifications
3+ years of project management experience in commercial construction; specialty finishes experience preferred
Demonstrated track record managing concurrent projects with combined contract values exceeding $1M
Proficient in Procore, Buildertrend, or comparable construction PM software; Microsoft Office Suite required
Strong written and verbal communication — your emails and reports reflect the company's professionalism
OSHA 30-Hour Safety Certification required or willingness to obtain within 90 days of hire
Working knowledge of AIA billing, change order management, and construction lien processes
Bachelor's degree in Construction Management, Business, or related field preferred; equivalent experience accepted
