Not every finishing scope belongs in a general contractor's hands. Intumescent coatings need documented dry film thickness for code compliance. Traffic coatings need shot blasting, moisture testing, and layered system application — skip a step and the system fails within a few seasons. Dream Team Finishes self-performs specialty finish scopes for commercial, hospitality, and industrial properties across the Southeast.
We've installed traffic coating systems on parking decks and hotel balconies across the region. Read more about our traffic coating services.
Specialty Finishes
High-performance finishes that call for more than a brush and a roller.

What We Paint
Traffic Coatings
Waterproof membrane systems for elevated concrete slabs — parking decks, hotel balconies, pedestrian walkways, and breezeways. Surface profiling, moisture testing, crack repair, and layered system application are all self-performed. A properly installed system protects a slab for a decade or more. A cut-rate installation fails in two to three years.
Intumescent Coatings
Passive fire protection applied to exposed structural steel. When exposed to fire conditions, the coating expands into an insulating char layer that slows heat transfer and maintains structural integrity. Dry film thickness is measured and documented for code compliance on every application.
Plural Component Epoxies
Two-component systems mixed at the spray gun for tank linings, secondary containment, chemical processing floors, and heavy industrial applications. Higher performance than standard single-component products — requires specialized equipment and trained applicators to do it right.
Parking Lot Striping
Parking lots, fire lanes, accessible spaces, drive aisles, and loading zones for commercial, hotel, and multi-family properties across the Southeast. We work with traffic paint, thermoplastic, and epoxy marking systems based on surface type and durability requirements.
What makes plural component epoxy different from standard epoxy?
It mixes at the gun using specialized equipment, producing higher-performance coatings than single-component systems. Used where standard epoxy won't meet the demands of the environment.
Do you do parking lot striping?
Yes. Parking lots, fire lanes, accessible spaces, and drive aisles for commercial, hospitality, and multi-family properties. Traffic paint, thermoplastic, or epoxy — we match the product to the surface.
How long does a traffic coating system last?
A properly installed system can last 10 to 15 years or more. Cut-rate installations often fail within 2 to 3 years. Surface preparation is the biggest variable.
What is an intumescent coating and when is it required?
A passive fire protection system applied to structural steel. It expands under heat to form an insulating char layer. Required by building code on exposed structural steel in most commercial buildings.
